Northbank Architects / Homes in east London

Six questions before we draw a line.

Most of our clients have never hired an architect. These are the six things they ask first, with straight numbers.

What does an architect cost?

Usually 8 to 12% of the build cost. For a typical side-return extension that is $6,000 to $9,000, paid stage by stage.

Do I need planning permission?

Often not: many rear extensions and lofts are "permitted development". We check on the first visit and tell you in writing.

How long before the builders start?

Plan on 4 to 6 months: design, about 8 weeks for planning, then detailed drawings for builders to price.

Can you work to my budget?

Yes, and we tell you early if it is tight. Every design comes with a surveyor's cost estimate before you commit.

Will you find the builder?

We send the drawings to three builders we trust, compare their prices line by line, and visit the site every two weeks.

What happens at the first visit?

We walk the house with you for an hour and sketch two or three ideas. It costs $180, taken off the fee if you go ahead.
