Is my loft big enough?

Measure from the top of a floor joist to the underside of the ridge. 2.2 meters or more is usually enough. Less than that? A dormer or a raised roof can often still work, and we will tell you at the free survey.

Do I need planning permission?

Most dormers and roof-window lofts are permitted development, so no. We check, draw the plans and handle Building Regulations and the party wall notices for you.

Can we live at home while you build?

Yes. We work from scaffolding outside for the first six weeks and only open up the new staircase near the end, behind a zipped dust screen.

How long does it take?

Eight weeks on site for most dormers, ten for a hip-to-gable. You get a week-by-week plan before we start.

What does a loft cost?

A roof-window loft from $32,000, a rear dormer from $42,000, with an attached bathroom from $49,000. A fixed price, in writing, after the survey.

Will it be cold up there in winter?

No. We insulate beyond Building Regulations and add a radiator on your heating, so it is often the warmest room in the house.
