We: measure up, take photos and talk budget honestly.
Weeks 2–43 weeks
Concept design
Two or three ideas, with a rough cost each
You: pick the one that feels like home.
We: turn it into plans and a 3D view.
Weeks 5–148 to 10 weeks
Planning permission
The city's 8 weeks, plus checks
You: tell the neighbors (we give you a friendly letter).
We: send the application and answer every question.
Weeks 15–195 weeks
Technical drawings
Every beam, drain and socket
You: choose windows, floors and finishes.
We: draw it all for building control and the builder.
Weeks 20–234 weeks
Find a builder
Three fixed quotes, side by side
You: meet them and choose.
We: compare the quotes line by line and write the contract.
Weeks 24–4416 to 20 weeks
On site
We visit every two weeks
You: live with a little dust, and make the tea.
We: sign off each stage before the builder is paid.
